Put your fund on-chain

Tokenize fund units to widen distribution, automate subscriptions and redemptions, and give investors a transparent, transferable record of ownership – on your own white-label platform.

  • Built to be compliant
  • Investor checks built in
  • Live ownership records

Are the biggest managers really doing this?

Yes – BlackRock, Apollo and Franklin Templeton all run live tokenized funds today.

Apollo

$500B AUM – on-chain since 2025

Apollo put its flagship diversified credit fund (ACRED) on-chain via Securitize, live across six public blockchains since 2025 – bringing institutional private credit to on-chain distribution rails.

Franklin Templeton

First US-registered fund on a public blockchain

Franklin Templeton's FOBXX was the first US-registered fund to keep shareholder records on a public blockchain, setting the regulatory precedent that tokenized fund units can be the official register of record.

What funds tokenize well

Tokenization fits funds that want broader distribution and a leaner back office. Here is where it works.

Strong fit

  • Private credit and debt funds
  • Real estate and infrastructure funds
  • Money-market and treasury funds
  • Venture and private-equity feeder funds
  • Funds seeking lower minimums and wider distribution

Weak fit

  • Funds with no transfer or redemption logic
  • Strategies that cannot meet investor-eligibility rules
  • Vehicles too small to justify setup
  • Distribution into markets you cannot legally serve

How it works – from your asset to your investors

What gets tokenized isn't the property directly – it's the SPV or LLC that owns it. Investors buy tokens that represent a fraction of that company.

  1. 1

    You bring the asset

A real property you own and control, held by an SPV or LLC. That company – not the building itself – is what gets tokenized.

  2. 2

    We build your platform

A white-label platform under your brand and domain, with an audited smart contract, investor portal and admin panel. Live in about two weeks.

  3. 3

    Investors come in

They pass KYC/AML with Sumsub, then buy token fractions paying in fiat or crypto – all inside your platform.

  4. 4

    You run and grow it

You own the brand, the analytics and the investor relationship. We keep the software running with support and updates.

We provide tokenization software – not a ready-made marketplace with built-in demand. Legal structuring and regulatory approvals run separately and depend on your jurisdiction.

Tokenized funds – key questions

  • What does it mean to tokenize a fund?

Tokenizing a fund means issuing its units as digital tokens on a blockchain. Each token represents a share in the fund, and subscriptions, transfers and redemptions are handled through the token instead of manual paperwork.

  • Can I control who holds the tokens?

Yes. Investor eligibility, accreditation, lock-ups and transfer restrictions are enforced automatically at the token level, so only permitted investors can subscribe or receive units.

  • Which funds is this best for?

Private credit, real estate, infrastructure, money-market and feeder funds benefit most, especially where wider distribution and operational efficiency matter.

  • Is a tokenized fund regulated?

Yes. A tokenized fund is the same regulated vehicle as a traditional one – the token is simply the record of ownership. Tokenizer.Estate provides the software; the fund is structured with your legal counsel under the applicable regime.

  • How does this lower minimums?

Because issuance and administration are automated, the cost of onboarding each investor drops – making smaller ticket sizes and a broader investor base economically viable.
