Tokenization tries to solve several old problems of real estate.

For property owners and developers, tokenization can open access to a wider pool of investors and sometimes speed up fundraising. Because tokens are digital, transfers and settlements can be faster and more transparent.
In the long term, if secondary markets grow, tokenization may also improve liquidity compared to traditional private real estate deals, which are hard to exit.
